Lamplough Estate Winery
An exciting opportunity to acquire a superb and unique property on a popular tourist route at the gateway to the renowned Pyrenees Wine growing region. Lamplough Estate is the complete turn-key lifestyle winery package, incorporating established wine grape growing and production, cellar door tourism, an attractive residence, plant and equipment and the brand itself.
The Pyrenees region has a reputation of being one of Australia's most sought after wine regions. Today, there are over twenty vineyards producing wine under their own label, and the Pyrenees district is recognised by the Australian and international markets as one of the premium wine producing regions of Australia.
The property located 7km from the township of Avoca and 60km from the regional city of Ballarat, comprises 48ha or 118 acres on three parcels in the Pyrenees Shire. Access and fantastic exposure are assured with direct frontage to the sealed and ever busy Sunraysia Highway.
A well-maintained driveway leads firstly to the purpose-built cellar door and winery, a 35mx12m steel framed building that is fronted by an elegant stone/slate two storey addition. The beautiful facade and veranda are the main entry to cellar door and tasting area, and further on contains winemaking facilities, an analytical laboratory, convenience area for customers and a shower. The front of the winery building is complemented by a car parking area plus attractive gardens and Pyrenees outlooks.
The circular driveway on the property leads further to the immaculate brick homestead which includes 3 large bedrooms, shower room, and master bedroom with ensuite and WIR, a large family room, a separate dining room, underground cellar and a lounge room. There is a veranda on the western side with extensive windows allowing the stunning Pyrenees views to be enjoyed from inside as well as outside. The woodshed also provides under cover parking for two cars. The home is set in an enclosed area including fruit trees as well as exotic plants and has an approved bore which is currently unused. There is also a charming mud-brick hut and two stand shearing shed and yards, and two catchment dams. The homestead and the winery both have extensive rainwater storage of 80,000lt and 100,000lt respectively.
The 1997 established vineyard of approx. 4ha is planted to mainly red wine grape varieties. These include Shiraz and Cabernet Sauvignon for which the area is well known in addition to Merlot, Pinot Noir, Chardonnay, Sauvignon Blanc and a small amount of Semillon. All of the vines are drip irrigated from the large irrigation dam which is fully equipped with a 7hp Yanmar diesel motor connected in-line with a Grundfos centrifugal pump.
Significant vineyard, winemaking and cellar door plant and equipment are included in the sale (list provided on request).
Lamplough Estate represents a once in a lifetime chance for the astute buyer wishing to life and breathe the winemaking lifestyle in a sensational and serene environment.
